Pressure & Soft Washing
Siding, decks, patios, driveways and fences. Soft wash — low pressure plus the right solution — on painted siding, cedar and anything else high pressure would chew up.

Deionized water and soft brushes, no detergent film left behind to attract more dust. Worth scheduling after smoke season and after spring pollen, when panels pick up the most.

Self-regulating heat cable along the eave, through the valleys, and down the gutters and downspouts — so meltwater has a path off the roof instead of refreezing at the edge.

Three things that actually change the result.
Exterior cleaning is not a hard thing to do badly. These are the parts that separate a job you notice from one you don't.
Purified water, no spots
Gallatin Valley water is hard, and sprinkler overspray bakes minerals onto glass. We rinse with deionized water, so there's nothing left in it to dry into a spot — no towel marks, no chalky film on the south side.
The right pressure for the surface
Concrete takes pressure. Cedar, painted siding and asphalt shingles do not. We soft wash anything that would be damaged by the wand, which is most of a house.
We work the Montana calendar
We schedule around runoff, pollen, smoke and freeze-up instead of a generic national route plan. Lighting goes up before the ground freezes; ice dams get steamed the week you call.

Common questions
How much does window washing cost?
It depends on pane count, stories, and how much hard-water buildup is on the glass, so we quote each property rather than publish a flat rate. Send the form and you'll have a written number, usually within one business day.
Do I need to be home?
For exterior-only work, no — we just need gate access and any codes. For interior windows someone needs to let us in. Either way we'll text before we head over.
What happens if it rains or snows?
We reschedule at no charge. Nobody's on a ladder in weather, and a wash done right before a storm isn't a wash you should pay for.
Is pressure washing going to damage my siding?
Not the way we do it. Painted siding, cedar, stucco and shingles get soft washed — low pressure with a cleaning solution doing the work. High pressure is for concrete and stone only.
Can you get an ice dam off without wrecking the roof?
Yes — steam melts a channel through the dam and lets the rest release on its own. Chipping, chiseling and pressure washing an ice dam all risk pulling shingles off with the ice, which is why we don't do it that way.
Will heat tape stop ice dams from forming?
Not on its own, and anyone who tells you otherwise is overselling it. Ice dams form because heat escaping into the attic melts snow that then refreezes at the cold eave. Heat cable doesn't fix that — it keeps a channel open so meltwater can get off the roof instead of pooling behind a dam. It's the right call for problem eaves, north-facing valleys, and anywhere falling ice lands on a walkway or entry, and it's often the only practical option on a vaulted ceiling with no attic to insulate. If you do have an accessible attic, air sealing and insulation address the cause and we'll tell you so.
